    Trieste is often described as a shrinking city. At the same time, since the 2010s, interest in real estate investment from abroad has increased substantially. Within the private sector, this development is driven by the comparatively favorable relation between property prices, availability, and quality of life, as well as by the city’s geographical proximity to Austria and Southern Germany, for which Trieste constitutes one of the nearest urban access points to the sea. In the Austrian context, historical and cultural forms of identification linked to the former Habsburg constellation also play a role.
    Within these emerging gentrificatory dynamics, Clanz has chosen to engage actively with the process by supporting individuals interested in contributing to the city beyond speculative investment. Activities range from identifying suitable spaces and mediating communication with property owners to providing legal, administrative, and technical support.
    The initiative primarily addresses cultural workers seeking to connect their imagination of a different mode of living with expanded forms of professional and social exchange. By facilitating relationships with local actors, initiatives, and institutions, Clanz operates as a platform for community formation and long-term situated involvement. Until now, these processes have generated productive exchanges for all parties involved, strengthening both local networks and translocal connections within broader cultural scenes.
